We do this by 2 routes;

1: We can have an agent visit the tenants to discuss their options for leaving. This can be arranged very quickly and has proven effective on a number of occasions. There is nothing wrong with the landlord allowing us to visit and have this free and frank discussion with their tenants. It can lead to finding some common ground for agreement and an amicable end to the tenancy without protracted legal action.

2: We can serve an end of tenancy notice on the tenants. We can do this at any point in the tenancy. If they do not leave at the end of the notice period we apply for a possession order. This does not involve a Court hearing. There is no need for the landlord to engage a solicitor. If they do not leave when served with the possession order we will arrange for High Court Enforcement officers to perform the eviction.

If the tenants also owe you rent we will make a separate money claim on line for these arrears. There is no need for a court hearing for this.

The Judgement can be obtained in a few weeks at little cost.

We will then enforce the Judgement using High Court (Sheriff's) Officers.

Commercial rent arrears can badly affect the smooth running of a landlord's business. It is something that should be nipped in the bud as soon as it shows.

As they are acting for you, the client, we demand that they dress properly and always act in a manner which the client would require.
